Two prefab houses can look almost identical in photos but have very different quotations. The difference is usually not one single material. It comes from the complete specification: steel frame, wall and roof panels, floor structure, doors and windows, electrical system, waterproof detailing and included accessories.
For bulk buyers, the useful question is not simply “How much per unit?” It is “What exactly is included in this price, and which structural and finishing details are different?”
Product photos usually show the finished exterior. They do not show steel section thickness, coating quality, insulation core, floor build-up, flashing details, wiring specification or whether bathroom and kitchen fittings are included.
A lower quotation may be completely reasonable for a simpler project. The risk appears when a buyer compares two prices without checking whether both suppliers are quoting the same structure and the same scope of supply.
Steel section size, thickness, connection design and corrosion protection influence strength, handling and long-term durability.
Panel thickness, insulation core, metal skin, joints and sealing details affect thermal comfort and weather protection.
Subfloor material, support spacing, finish layer and moisture protection determine how solid and durable the floor feels.
Frame material, glazing, locks, hinges and sealing quality affect security, weather tightness and user experience.
The number of sockets, lights, water points, sanitary items and interior finishes can change the real delivered cost significantly.

Buyers should ask for the complete floor build-up from structural support to final finish.

Door type, window frame, glazing, hardware and weather seals are often simplified in low quotations. These details matter more in projects where units are used every day for accommodation or office work.
One supplier may quote the shell only. Another may include lights, sockets, distribution box, sanitary fixtures and internal plumbing. A third may provide only the conduits and leave final connection to the buyer.
The quotation should clearly separate factory-installed items from site-installed items.

A temporary construction office does not necessarily need the same wall, floor and finish specification as long-term staff accommodation. Likewise, a mild-climate project does not need the same thermal package as a very hot or cold location.

The most reliable way to compare prefab house quotations is to give every supplier the same layout, structural requirements, wall and roof build-up, floor specification, doors and windows, electrical scope and accessory list.
Once the specification is aligned, price differences become much easier to understand and negotiate.
This prevents the buyer from selecting a low quotation that later requires expensive local upgrades or replacement materials.
